The trademarks, trade names and distinguishing signs are the property of August Villa, as a result of either industrial or intellectual property rights, without this being understood to imply that access to the portal grants the user any right over the aforementioned trademarks, trade names and/or distinguishing signs.
All the products and services of these pages that are not owned by August Villa are registered trademarks of their respective owners and are recognised as such by our company. They only appear on the website of August Villa for purposes of promotion and collecting information. These owners may request that the information belonging to them be modified or deleted.
Terms of use of the portal
3.1 General
The User undertakes to make proper use of the Portal in accordance with the Law and this Legal Notice. The User is liable to August Villa or to third parties for any loss or damage that may be caused as a result of a failure to comply with this obligation.
It is expressly forbidden to use the Portal for purposes that are harmful to property or interests of August Villa or of third parties or which in any manner overload, damage or render useless the networks, services and other computer hardware or products and software of August Villa or of third parties.
3.2 Contents
The User undertakes to use the Contents in accordance with the Law and with this Legal Notice, as well as with any other terms, regulations and instructions that may be applicable in accordance with the provisions of Clause 1.
For information purposes only, in accordance with the legislation in force, the User must refrain from:
– Reproducing, copying, distributing, making available, publicly communicating, transforming or modifying the Contents, except in cases authorised by law or expressly agreed to by August Villa or by the owner of the exploitation rights, where appropriate.
– Reproducing or copying for private use the contents that may be considered as Software or Database according to the legislation in force on intellectual property, as well as publicly disclosing them or making them available to third parties when such actions necessarily imply reproduction by the User or a third party.
– Extracting and/or reusing all or a substantial part of the Contents of the Portal as well as the databases that August Villa makes available to Users.
3.3 Addition of links to the Portal
Internet users who wish to add links from their own website to the Portal must meet the conditions set out below. Ignorance of these conditions will not exempt the user from the corresponding legal liabilities:

* The use of any word, graphic or mixed mark or any other distinctive sign of August Villa within the sender’s page is prohibited except in cases permitted by law or expressly authorised by August Villa and provided that a direct link to the Portal in the manner established in this clause is allowed in these cases.

August Villa accepts no liability for damage to Users’ computer equipment or that belonging to third parties during the provision of the service of the Portal.
4.3 In relation to availability of the Service
Access to the Portal requires third-party services and supplies, including transport through telecommunications networks whose reliability, quality, continuity and operation do not depend on August Villa Consequently, the services provided through the Portal may be suspended, cancelled or become inaccessible, prior to or simultaneous with the provision of the Portal service.
August Villa is not liable for loss or damage of any kind caused to the User resulting from failures or disconnections in the telecommunications networks that cause the suspension, cancellation or interruption of the service of the Portal during or prior to provision of said service.
4.4 In relation to the contents and services linked through the Portal
The Portal access service includes technical linking devices, directories and search tools that allow the User to access other Internet pages and portals (hereinafter, “Linked Sites”). In these cases, August Villa acts as an intermediary service provider in accordance with Article 17 of Law 34/2002, of 12 July, on Information Society Services and Electronic Commerce and is only liable for the content and services provided on the Linked Sites to the extent that it has actual knowledge of the unlawfulness and has not disabled the link with due diligence. Under no circumstances should it be assumed that the existence of Linked Sites implies agreements with the managers or owners of such sites or the recommendation, promotion or identification of August Villa with the statements, content or services provided.
August Villa is not aware of the content and services of the Linked Sites and is therefore not liable for any damage caused as a result of the quality, failure to update, unavailability, error or uselessness of the contents and/or services of the Linked Sites or for any other damage that is not directly attributable to August Villa.

Reporting of illegal and inappropriate activities

About August Villa
Exclusive 560m2 Villa with Advanced Cleaning Protocol, accommodating up to 15 people, with tourist license number VFT/MA/02452.
It is an architect-designed home with innovative technology that allows guests to enjoy spacious and comfortable facilities. All rooms have natural lighting and external ventilation.
The house is large, bright, comfortable, modern, and new. It is fully equipped with air purification systems, hydrogel dispensers, climate control, smart home features, and an internet connection in all rooms, both Wi-Fi and wired if needed. It also has parking for two cars.
The atmosphere exudes peace and tranquillity, with a private garden, porch, barbecue area, and swimming pool (heated upon request and subject to a fee).
It is ideal for groups, families, sports teams, companies, and professionals, with the option for “instant booking” (same-day check-in).
Guest house
I also have another accommodation with a maximum capacity of 10 persons, which can be connected to the Villa, increasing the total number of guests between the Villa and the Apartment to 25 persons. The availability of the guest house must be consulted and booked separately from the Villa, according to other rental rates.
Location
Located in Pedregalejo, an iconic residential area of Málaga, 5 km from the city centre (15 minutes by bus) and 400m from the beach, restaurants, and promenade. Close to supermarkets, pharmacies, taxi stands, buses, bike rentals, gym, padel club, and kayaking. The airport is 20 minutes away.
This exclusive Villa is perfect for relaxation, thanks to its spaciousness and location. The tree-lined streets and detached homes, away from the noise, allow you to enjoy privacy, the sound of birds, and the peaceful surroundings.
Property Layout and Rooms
It accommodates 15 people across three floors, with 8 bedrooms, 6 bathrooms, and 2 toilets.
Ground Floor:
- Street-level access with private parking for 2/3 cars.
- The entrance hall is double-height and has a coat rack.
- Fully equipped kitchen with dining area, fridge, freezer, oven, microwave, wine fridge, dishwasher, 5-burner induction hob, silent extractor hood, built-in fryer, coffee machines, toaster, blender, juicer, and all necessary kitchenware. Pantry with shelves.
- Double bedroom with wardrobe, desk, and en-suite bathroom with shower cubicle.
- Toilet.
- The living/dining room is divided into three areas: dining area, fireplace area, and TV area with satellite TV. A large sliding window opens onto a spacious porch with a dining table, barbecue area, and relaxation area with sofas.
- The pool (heated upon request and subject to a fee) is easy to access and has different depths for children and adults. The solarium has sunbeds, a grass area, and a ping-pong table.
- Outdoor toilet and shower by the pool.
First Floor:
- There are two double bedrooms, one with an en-suite bathroom, one single bedroom, and one full bathroom with a whirlpool bathtub.
- 1 main bedroom with a 1.5m bed, large walk-in wardrobe, full bathroom with whirlpool bathtub, double sink, shower cubicle with hydro-massage, and a separate WC and bidet.
- 1 laundry room with ample cupboards and a terrace with a washing sink.
Attic Floor
- Seating area with comfortable sofas for TV and reading.
- 1 double bedroom with a 1.5m bed and en-suite bathroom with shower cubicle.

- All rooms have large Velux windows.

Air conditioning with Airzone system:
Allows independent temperature control in each room. Fully automated with lighting, automatic blinds, smoke detectors, and flood sensors. Fans (on demand), anti-Covid air purifiers in all common areas, and hydrogel dispensers at the entrance.

- Availability to resolve any queries or issues that may arise at any time.
- Immediate booking option (same-day check-in).
- Luggage storage at €10 per guest.
Check-in y Check-out
- Check-in time: 16:00, with luggage storage available from 11:00 if needed.
- Check-out time: by 11:00 a.m., with luggage storage available until 16:00 if needed, or later if no other booking arrives that same day.
Check-in and Check-out outside regular hours or luggage storage: €10 per guest, minimum €50.
Check-in is considered when all guests are registered, as required by the local police regulations in Málaga, not just the person who made the reservation. All guests must be identified via the CHEKIN app before entering the property. If this is not possible, a €20 per person fee will be charged, with a minimum of €50, payable upon check-in.
Other Notable Points
- All events and parties are prohibited, regardless of the number of guests, as they disturb the surroundings. Guests hosting such events will have their contracts terminated and asked to leave the property without a refund. If reported or the police attend, this will also result in contract termination and eviction the following morning without a refund.
- From 22:00 onwards, noise and music are prohibited to respect the neighbours’ rest. This is a tranquil area, and if noise occurs, neighbours have the right to call the police. The house has sound meters, clearly visible to guests on the porch and garden, which measure and alert the noise level, showing both decibel levels and a colour-coded scale (GREEN = optimal, RED = disturbing).
- Smoking is prohibited inside the house.
- Pool hours: swimming in the pool is prohibited from 23:00 to 09:00 for maintenance, water purification, and disinfection. During the remaining hours, noise will be monitored to maintain peace and respect the neighbourhood’s rest.
- All guests must respect the property and furniture, which should not be moved or changed. They should be kept in good condition for future guests. A deposit will be required for any damages, with photographic evidence as documentation.
- The final cleaning will be paid for with the booking and is 325€. According to the Advanced Cleaning Protocol, it includes bedrooms, bathrooms, and common areas in the entire villa. Used bed linen and towels are left on the laundry room floor.
- The kitchen, communal areas, and barbecue must be cleaned, and waste must be disposed of outside. Failure to do so and leaving rubbish in the accommodation will result in an additional cleaning charge of €180 of the deposit.
- The property reserves the right to inspect the house anytime during the stay. Access will be allowed for pool maintenance, electrical panel checks, and inspections of installations and storage rooms, provided notice is given via the booking platform or phone.
- Visits must be announced to the property and authorised in advance. Unregistered third parties are not allowed without permission. A charge of €50 per day will be applied. The maximum occupancy is the number of people registered in the booking, with a maximum of 15 people.
- For air conditioning or heating to work, windows in all rooms must be closed (the same as in hotels).
- Upon leaving the house, the porch sliding door and access doors must be securely locked. The guest is responsible for any incidents if these are not properly secured when leaving the property.
Pool Heating
The Villa has a heated pool, which is available upon request and subject to a quote at least two weeks before arrival.
- A quote will be made based on the number of nights and guests.
- If the guest accepts the quote, confirmation must be received at least 2 weeks before arrival to ensure the pool is heated to an optimal temperature of 25ºC to 28ºC.
- The pool heating fee will be paid in cash upon arrival.
- If the heating request is made and later cancelled with less than 2 weeks’ notice before the check-in date, a fee of €200 will be charged in cash for the installation setup on the day of arrival.
Accepted payment methods
Several payment methods are supported, which vary depending on the country where the account you use as a traveller is located. According to the European Union’s PSD2 directive, European card payments can only be made through CES terminals (Secure Electronic Commerce via Cardholder Authentication). Below, you can see the available payment options. If a payment method does not appear, the reason is that it is not available.
Payment options available in most countries:
- Credit and debit cards: Visa, MasterCard, Amex, JCB and debit cards that can be processed as credit cards.
- PayPal
- Bank transfer.
Full refund: within 48 hours of booking. Receive a 100% refund of what you paid.
Partial refund: if you cancel 15 days before, you will receive 50% off all nights. You will not be refunded the service fee.
No refund: if you cancel 15 days after your selected check-in date. This booking is non-refundable.
Extraordinary Circumstances: In general, cancellations and refunds of reservations are governed by the Cancellation Policy described above. In the unlikely event of force majeure mishaps that prevent or legally prohibit a booking from being carried out usually, the Extraordinary Circumstances Cancellation Policy may apply. Under this Policy, guests may cancel their booking and receive a refund, travel credit or other consideration, regardless of the booking’s Cancellation Policy. Hosts may cancel without being assessed fees or other measures.
This Policy applies to bookings of both accommodations and experiences and affects bookings in progress or arriving as of the effective date. The Extraordinary Circumstances Cancellation Policy is not an insurance policy and applies only to these circumstances:
- Officially recognised health emergencies and epidemics. Epidemics, pandemics and public health emergencies declared by the authorities. This does not include endemic diseases (e.g. influenza) or already associated with an area (e.g. malaria in Thailand). The Extraordinary Circumstances Cancellation Policy does not cover COVID-19.
- Official travel restrictions. Mandatory restrictions imposed by a government agency, such as an evacuation order. This does not include non-binding travel advisories or similar advice the government may give.
Military interventions and other hostilities: acts of war, conflicts, invasions, civil war, terrorism, explosions, bombings, rebellions, riots, and insurrection. - Large-scale disruption of basic supplies. Prolonged interruption of essential services, such as heating, water and electricity, affects most households in a given location.
- Natural disasters and other extreme weather events. The Policy excludes weather conditions that are usual and foreseeable in a given location (e.g., high winds during hurricane season).
