Important: The guest house is rented separately from the villa. You can add it to your booking to enjoy the entire accommodation. Both properties are completely independent, with separate access and tourist accommodation registers, so your privacy and comfort will not be affected.

House Rules

- 1) All events and parties are strictly prohibited as they may cause disturbances to the neighborhood, regardless of the number of guests. Any guest holding such events will result in the termination of the rental contract and eviction from the property without refund. If a complaint is made by any means or the police are called, this will also lead to immediate termination of the contract and eviction the following morning, without any refund.
- 2) From 10:00 PM onwards, noise and music are strictly forbidden to respect the rest of the neighbors. This is a very quiet area, and neighbors are within their rights to call the police in case of disturbances. The house is equipped with visible sound meters in the porch and garden areas that measure and warn about the noise level, indicating decibel levels as well as using a color scale: GREEN indicates acceptable levels, and RED indicates disturbing levels.
- 3) Smoking is strictly forbidden inside the house.
- 4) Swimming in the pool is not allowed between 12:00 AM and 9:00 AM due to maintenance, filtration, and water disinfection. During permitted pool hours, noise levels must be controlled to preserve the peace of the surroundings and neighbors' rest.
- 5) All guests must respect the facilities and furniture of the house. Moving or rearranging items is not allowed, and everything must be kept in perfect condition for the next guests. A security deposit is held and may be used in case of damage, which must be documented with photos.
- 6) Do not touch or manipulate the routers, AiMesh nodes, or LAN cables. The property provides high-speed Internet. Any loss of connection caused by guest manipulation will result in a €150 penalty deducted from the deposit.
- 7) The kitchen, common areas, and barbecue must be cleaned after use, and garbage must be disposed of in the exterior bins located at the street corners. Failure to do so will result in a €180 cleaning fee, deducted from the deposit.
- 8) In the event of any incident, regardless of its nature, the property reserves the right to access the house at any time during the stay, after notifying via the booking platform, WhatsApp, or phone call. Access will also be allowed for pool maintenance, electrical panel inspections, utility room checks, water treatment system, storage room, etc.
- 9) Visitors must be announced and authorized by the property. The stay of unregistered third parties is not allowed without permission. An additional fee of €70 per person per day will be applied. MAXIMUM OCCUPANCY: Only the number of guests included in the booking, with a maximum of 15 people.
- Check-in time: from 4:00 PM. Luggage can be stored from 11:00 AM if needed.
- Check-out time: by 11:00 AM. Luggage can be stored until 4:00 PM, or later if no other reservation is scheduled for that day.
- Late check-in or luggage storage: €10 per guest in the reservation. Minimum €50.

Check-in includes the registration of ALL guests, as required by Spanish Ministry of Interior under Royal Decree 933/2021, not just the person who made the reservation. All guests must be identified before accessing the property via the CHEKIN App.
If not possible, in-person check-in will be done on arrival with a fee of €20 per person in the reservation (minimum of €50), payable at check-in.
- 10) The windows in each room or area must be closed for the air conditioning or heating to function (just like in hotels).
- 11) When leaving the house, the shutter of the large window leading to the porch and all entrance doors must be locked completely with all key turns for SECURITY. Guests are responsible for anything that happens during their stay.
- 12) On the day of check-out, the windows in the attic (top floor) must be closed before departure.
